In June 2024, I wrote that we had entered the final stage of the market shift, with southern states feeling the pinch the most. Over the last few months, that shift has progressed across most of the country, with only a few holdouts—the Mid-Atlantic, Northeast, and some areas of California.
Most significant market shifts take about five years to play out, so if history holds, we have another 12 to 18 months to go.
Of course, wild cards could still be played. Inflation could come roaring back. Tariffs could trigger a recession. Frankly, it seems like just about anything could happen over the next 18 months. But keeping in mind that we should expect the unexpected, here are three reminders for real estate professionals to help drive success this year.
1. The Market Doesn’t Determine Your Success—Your Calendar Does.
It’s (way past) time to get serious about that. As much as the world has changed, this principle has not—and dare I say, never will. I can look at your calendar and tell you what’s important to you. I can also look at what you say is important and tell you how much business you’ll actually generate. Eliminate distractions. Definitely watch less news. Your business will improve.
2. You’re in the Business of Recruiting Buyers and Sellers—Not Agents.
I see a lot of agent marketing that’s designed to recruit other agents. I get it—the revenue and profit share models. That can be nice, but don’t forget what business you’re really in. For most of you, that’s recruiting buyers and sellers to use your services, not agents. And by the way, if you’re growing a team and feel like you need more agents, what you actually need is more quality leads. The one with the leads always wins.
3. Consistency Is Boring—Deal With It.
There’s no other way. The most successful people in our business do the same thing every day, every week, every month, for years. That can feel maddening—and it’s often the exact opposite of what entrepreneurs crave, which is variety. You have to make peace with these competing principles: You must be boringly consistent in your business to grow, but you also need an outlet for your creativity. Too much of one or the other creates problems. Balance carefully.
BONUS / RANT: The Constant Brokerage Hopping Needs to Stop.
A brokerage partnership is important, and sometimes a change is warranted. But the amount of moving around happening right now is excessive—and it’s costing agents a lot of money. Just buckle down and focus on what matters. You know the saying: The grass is greener where you water it.
